What is a Contract Constable?
The Contract Deputy Program works under the philosophy of community oriented policing where the same deputies works the area and becomes familiar with the residents who live there, their patterns and are aware of situations that are out of the ordinary so deputies can respond accordingly. The Contract Deputy Program is open to subdivisions, groups of subdivisions or municipal districts who contract with the agency to provide one or more deputies for patrol assignments to a particular area for law enforcement services. The Contract Deputy Program provides high visibility which helps in reducing crimes in the area.

We all want to keep our neighborhood safe and clean. So if you see anything that is creating a nuisance, report it.
HCPHES investigates complaints that may violate the Texas Neighborhood Nuisance Abatement Act, a law intended to eliminate public nuisances in unincorporated areas of Texas. Examples of neighborhood nuisances include accumulated rubbish, standing water, conditions that harbor insects and rodents, abandoned swimming pools, high weeds and dilapidated structures. Following an investigation that results in a nuisance notification, a property owner or occupant has thirty days to eliminate the nuisance. Failure to comply can result in civil action or criminal prosecution.

A homeowner association (HOA) is an organization in a subdivision that enforces rules and guidelines for the properties and residents. Those who purchase property within an HOA's jurisdiction automatically become members and are required to pay dues, which are known as HOA fees. HOA members are the residents of the subdivision and the association is run by a volunteer board of directors. Fees collected are used to pay for utilities, security, administrative costs, deed restriction enforcement, common area maintenance and facility upkeep. An HOA's main goal is to increase property values in the community.

What are CCRs?
They are legal documents that outline the rules and regulations for a property, particularly within planned communities or developments. These restrictions, often found in a property's deed or a separate Declaration of CC&Rs, dictate how a property can be used, developed, and maintained. They are legally binding and enforceable, meaning homeowners must adhere to them, or they may face penalties or legal action.
The Due Date for your assessments is January 1 of each new year. You may pay your assessments online at https://www.sbbmanagement.com/ and login to your homeowner account, or follow the instructions on the paper statement you receive if wanting to mail a check. All assessments must be received by January 3 or they will be considered late.
The current HOA assessments are $330 billed annually.
After January 31st, late fees and interest are charged to the property's account each month past due. If left unpaid for a significant amount of time, the property can go into collections, incur attorney's fees, a lien placed against the property, or possibly foreclosure. If there is a lien, then the property cannot get refinanced or sold until the debt is settled. In the case of a foreclosure, the HOA may possess the home.
Yes. In general, any exterior alteration to a house (front or back) requires the submission of an ARC Request You will need to submit a request to the ARC Committee via the homeowner portal.
The ARC can take 30 days, from the date of receipt, to respond to a request. Every effort will be made to respond as soon as possible. The ARC may request additional information, should original submission need clarification.
You will need to get approval for any paint colors even if you’re painting your house with an existing color.
Modifications are changes made to the exterior of the property beyond basic maintenance. These encompass all changes, some examples are:
Maintenance is categorized as changes made to your property to keep it attractive and in good working order, similar to the way it was when the house was new. Basic fence repair, roof re-shingling, and paint touch-up are examples of maintenance.

Property owners are sent written notice of the annual meeting that takes place in June. The Board of Directors are elected at the annual meeting by the Association members. The Board members serve the Association without pay.
Trash cans should be stored neatly on the side of your home, not in front of your garage.

4. RV/Trailers/Commercial or Work Vehicles- Not prohibited in the community
5. Debris, Tires, Toys, Trash- Please throw away, this causes rodents and is unsanitary.
6. 18 Wheelers – Not prohibited automatic $250 fine
7. Power wash- the sides, front and back of property. Include the driveway if needed
8. Inoperable Vehicles- Place in garage. Not on the street or the driveway & bring stickers current.
9. No barbeque pits stored on front lawn, no basketball goals stored or left on the street.
10. Unapproved Modifications – You must complete an ARC request before you do any exterior changes to your property.
11. No parking on the grass or front yard.
12. Christmas decorations must be removed no later than January 30th of the following year.
13. Dogs must be placed on a leash when walking your dog & dog waste must be picked up after your dog has pooped.
14. Stray animals will be reported to Animal Control to be picked up.
Violations are mailed out to the address on file. DO NOT ignore any letters from SBB Community Management.
